PACE Development Confident in Super Luxury Property Launches Class-Leading Saladaeng Residences With 30% Sales to Date Despite Slow Economy
Strongly poised to redefine Thailand’s high-end property sector, PACE Development unveiled Saladaeng Residences, a new high rise super luxury condominium located in the highly sought after Saladaeng area. This latest innovative offering from PACE Development underlines their vision to introduce new trends to the Thai property market, improve the landscape using leading design concepts and to enhance how people live and work.
PACE Development is a project management company set up to plan, launch, project manage and market PACE JV projects. To date, PACE projects include Ficus Lane and Saladaeng Residences with the main shareholders being the Techakraisri family, co-founders of public company LPN. The management team with more than 25 years of property development experience has proven success already with Ficus Lane, Bangkok’s first resort styled boutique condominium in Soi Sukhumvit 44/1 launched in 2004.
Mr. Sorapoj Techakraisri, Chief Executive Officer, PACE Development revealed, “The Techakraisri family is the major shareholder in all PACE JV companies, and this structure allows the flexibility to match the right partners with their preferred investments. Ficus Lane was developed using CINKARA Limited, while Saladaeng Residences is being developed by YLP Co., Ltd.”
Saladaeng Residences is a 25-storey building with 5 basements levels. Just 132 units include one, two and three bedrooms ranging from compact 60 square metres to a spacious 393 square metre penthouse. Prices range from 160,000 - 300,000 baht per square metre, with units starting at approximately 10 million baht. Project value is 2,500MB set on 584 sq. w.
All PACE projects feature sought after locations, world-class design and finest quality for residents with extensive facilities and services. “Saladaeng Residences is in one of Bangkok’s best residential streets connected to the three central business district roads: Silom, Sathorn and Rama IV - yet offers a relaxing ambience for privacy and quality of life. It also affords easy access to the BTS and MRT mass transit plus expressway while having shopping, dining, nightlife heartlands as well as hospitals and hotels as neighbours,” said Sorapoj. “Investors are buying into one of the last remaining land plots in this highly regarded area. This is different from other areas like Sukhumvit or beyond, where new plots for developments can still be found.”
The project sets a new benchmark for the design and quality of super luxury projects for wealthy, urban professionals. The concept of ‘luxury through purity’ has been created by award-winning designers, Singapore-based ECO-ID, whose portfolio includes the Ritz Carlton Residences and The Hamilton Scotts in Singapore, W Resort in Maldives, and The Metropolitan Hotel in Bangkok. This simple yet inspiring design concept features high quality materials and a relaxed palette of colour and textures, with a distinctive curtain wall facade providing space enhancing natural light.
The interior creates a sense of luxury through attention to detail, exemplified by the floor finishings in a choice of teak or imported stone, elegance of form and function by the Philippe Starck-designed Hansgrohe AXOR equipped bathrooms, home automation system and custom designed wardrobes. Kitchens are equipped with floor-to-ceiling built-in cabinetry and refrigerator, washing machine as well as custom-designed Siemens appliances, reflecting the comprehensive fit out throughout all aspects of every unit.
To ensure finest quality of life for residents, extensive facilities include an infinity edge pool with landscaped surroundings on the 16th floor looking out over the city plus steam room, yoga room, gym and fitness room. The 25th floor rooftop lounge provides all residents a 360-degree view of Bangkok and beyond, with relaxing indoor and outdoor spaces. Key card access and an electronically controlled ‘intelligent condominium’ system guarantee the residents’ security and peace of mind. Reception, car valet and shuttle service to and from the BTS and MRT are also provided.
“Sales to date have proven the continuing demand for super luxury projects in Bangkok. We have already reached sales of 30% in less than two months prior to launching today despite the economic issues worldwide and falling tourism. Key selling points for buyers are the outstanding location, unique design and a high quality specification plus the rarity of any new projects in the Saladaeng area. 80% of the purchasers to date are Thai, who see the long term value of Saladaeng Residences,” commented Chotipol Techakraisri, Managing Director of Saladaeng Residences.
PACE Development remains confident in the Thai residential sector, and aims to plan, secure and launch another project within 2009 which will be in keeping with the mission for all PACE projects delivering most sought after location, world-class design and finest quality.
The Saladaeng Residences show gallery is now open on the 1st floor of U Chu Liang Building, Rama IV Road, with CB Richard Ellis as the sole agent for the property. Construction has commenced in August 2008 and is expected to be complete by June 2011. For further details please call 0-2632-4700 or visit https://www.saladaengresidences.com
